The brief
What had to change.
Sales, lettings and property management run across spreadsheets and generic software that never matched how an estate agency actually works, with no single record of a property, a tenancy or a chain.
Estate agency work is three businesses in one system: sales pipeline, lettings, and ongoing property management. Generic CRMs model the first and ignore the other two.
Phase 1 was scoped to the operational spine (records, pipeline, tenancies and tasks), with a mapping framework so historic data can be brought across later.

Approach
How it was built.
Staff-only from the first commit
Sign-in only, role-based access, no public sign-up, audit logging throughout. There is no anonymous surface to defend.
Model the three businesses separately
A sales pipeline from valuation to completion with viewings, offers and commission tracking, sitting alongside lettings and property management with tenancies, rent schedules, arrears, maintenance jobs and compliance certificates.
Give the day a shape
Activity and task tracking with a My Day view, so the system reflects what someone is actually doing rather than what they remembered to log.
Plan the migration before it is needed
A CSV import and mapping framework built in Phase 1, so moving historic records is a configuration exercise rather than a second project.
